Room for rent

Hello! Welcome to 316 S 43rd Street, Apartment 1. My name is Christina (she/her), and my roommate Rome (they/he) and I are subletting the front/3rd bedroom in our 2bd 2bth apartment. What we're looking for:
Rent is $720 per person and we split PECO, internet, streaming, and basic household goods.
Asking for first and last month and proof of recent income at least 2x rent to secure the spot.
Cat-friendly cats that are fixed are welcome. No dogs please.
Fellow queer folks in their 20s/30s preferred. The room and apartment:
It will be available from July 1st, 2026 until March 26th, 2027 for an 8 month sublease. We have a washer, dryer, dishwasher, front porch, and backyard. We are located just below University City, walking distance to Supremos and Grocery Outlet, just a few blocks from Clark Park, and on the 42 and 21 bus routes into the city. The area is tree-lined, pretty, and full of young folks and families.
Apartment 1 consists of two spacious floors, with a living area as you walk in, followed by the bedrooms, and the kitchen, dining area, laundry room, and second living area downstairs. With the exception of the available room, it is fully furnished.
A little about us:
I have lived here for two years and Rome for three years, with various people filling the third room in that time. We are seeking to fill the space until the end of the current lease.
We both work evenings in the service industry, so the house is quiet the majority of the time. We enjoy cooking, art, a good coffee from Green Line Café right up the street. We each have a cat; mine - Patch, theirs - Nyxy. They are both young and friendly to both cats and people. They warm up quickly, so don't be surprised if they want to spend some time with you!
We do ask no smoking, candles, or incense indoors due to asthma, but you are welcome to do so in the backyard. We share household responsibilities and keep a running group chat for any updates.
