You would pay half of utilities, and fiber-optic high-speed WiFi internet. Landlord pays for landscaping and pest control. Landlord is excellent to work with. He is looking for a 1 year lease with upfront first and last month's rent (total upfront $2,200) plus a non-refundable $500 cleaning deposit.
