Looking for ADU in Reseda Area

Hi! I'm a full-time dog walker/sitter and musician looking for a 1 or 2 bedroom ADU for myself in the Reseda area. I'm an excellent tenant that treats my rentals like a home. I have a very stable and growing income and always pay rent a few days early, keep everything very clean and tidy, and report any issues with the property immediately and work with my landlords to resolve them quickly. I don't drink, smoke, or do drugs, I rarely have people over, I respect quiet hours, and I don't have any pets at the moment. Here's what I'm looking for. -parking on property or easy street parking (1 car)
-move in by mid-January, can potentially be earlier
