Replacement for Me

Hello! I'm looking for someone to take over my lease. I'm getting married on the 24th and will be moving in with my wife. I'm not trying to inconvenience the current roommate, so I'm staying on the lease until I find a replacement. We're currently in a 2 bedroom apartment that's just a few minutes from Colonial Williamsburg/W&M, 164 and shopping. You'll get a private room but everything else is shared space; kitchen, dining room, living room and bathroom. There is a washer and dryer in the apartment but also a complex shared laundry room next door for larger or multiple loads. I fully furnished the apartment myself and am only taking a few things with me when I leave, not including the furniture in my bedroom (which includes a queen size bed that's less than 2 years old, with an adjustable base, a dresser, night table and desk). They can be removed if not needed and all your's to keep if they are. Paul, the roommate, is a 33 year old laborer who is friendly but will keep to himself until he opens up to you. We've been roommates for nearly 3 years and across two apartments. He's not the greatest housekeeper but he is good company.and tends to stick to his routine. When it comes to interests, the nerdier the better for him. We've had a lot of talks about games, anime, comics, lore and other stuff. We did agree on no pets, couples or children. Anything outside of that (allotted space/storage, bath/kitchen times, quiet hours, shared groceries, etc) will be negotiable between you and Paul. Although we've had moments of needing to occupy the same space a few times, it's never been an actual problem. I'm providing a picture of the apartment's layout for the time being. I'll be moving out before the 30th and will post pictures of the room/furniture once I get my stuff out of there. The listed rent covers rent itself ($725), half the internet ($49.20) and half the electricity bill (fluctuates monthly). The average is around $850 but that can change with electricity.
