Looking for a female student

I am looking for a calm, neat and non smoking female student to replace me in my current appartment lease. You will share the appartment with one other (very nice) female student. The contract is a fixed-term agreement ending on 31-08-2027. The rent excluding all utilities is 1035€ and the security deposit is 1300€. The appartment is fully furnished and contains an induction hob, dishwasher, cooking ustensils, microwave, fridge, washing machine and dryer. Smoking and pets are prohibited inside the appartment (smoking detectors). Quiet hours must be observed between 22:00 and 07:00.
