Reason for lease takeover: I’m transferring to another college and will not be in Champaign for the 2026 to 2027 school year. I’m looking for someone to take over my lease at 102 E Gregory Dr, Apt 12, Champaign, IL 61820. Lease dates 8/21/2026 at noon through 8/10/2027 at 11:00 PM. Rent and monthly cost $1,310 per month rent. $60 monthly utilities and services charge. Total monthly payment is $1,370. Utilities and services included Sewer, recycling, trash hauling, internet. Unit details 1 bed, 1 bath. Floor plan: 1 Bed, 1 Bath - A. In unit washer and dryer. Furnished and appliances included: refrigerator, stove, dishwasher, disposal, microwave, loveseat, bar stool, desk, desk chair, double bed, dresser, window treatment, and 2 smart TVs. Policies from the lease No pets (service animal allowed with documentation). No smoking or vaping. Move in costs in the lease Security deposit listed as $1,310. Carpet cleaning fee $90 charged in the first month of the lease term. How the takeover works This is a lease takeover and the new tenant has to be approved by JSM Living under their screening standards. Parking Space 3 is under a separate agreement for 8/21/2026 to 8/10/2027, paid upfront at $1,040 if you are interested in a parking spot too, but not required.
